What requires a building permit in Clark County, NV?

Most construction, alteration, or system installation work in Clark County requires a permit. 

According to the Code of Ordinance, projects that require a permit include:

  • New construction of buildings or structures
  • Additions, remodels, structural changes
  • Installation or modification of plumbing, electrical, or mechanical systems unless fully exempt as above
  • Fencing over the exempt heights (above 6 ft for certain types, etc.)
  • Re-roofing if replacing structural roof components or exceeding exempt limits (e.g., replacing sheathing beyond allowed square footage)
  • Windows/doors/glazing when they change sizes/types or affect fire-rated assemblies or walls
  • Retaining walls over certain dimensions or structural functions
  • Sign construction, unless it falls under the specific sign exemptions in the code (there are sign permit exemptions)

What doesn’t require a building permit?

According to Clark County NV permitting guidelines, a permit may not be required for:

  • One-story detached accessory buildings (such as sheds or similar non-occupiable structures), 200 sq ft or less, no plumbing/electrical/mechanical work
  • Roof covering replacements (re-roofing) provided no structural repairs are done, and <64 sq ft of roof sheathing replaced
  • Type A fencing up to 6 ft (not part of pool barrier), or Type B fencing/retaining walls up to 24 in height
  • Platforms or decks ≤ 30 in above grade, as long as accessory to a single-family dwelling and meeting other conditions
  • Walks and driveways not more than 30 in above grade, and not over a basement or story below
  • Windows or doors replacement/glazing if same size/type, not changing structural or fire-rated elements

How long do building permits last in Clark County?

Clark County, NV permits are valid for 180 days from the date of issuance. If work doesn’t begin within this period, the permit may expire.

To renew your permit, you’ll have to:

  • Complete the appropriate permit application form
  • Check out the “Renewal of Permit” in the application
  • Pay the renewal fees (the minimum fee is $54.00)
  • Email completed application form to ExpiredPermits@ClarkCountyNV.Gov

How to get a building permit in Clark County, NV

Step 1: Prepare your documents

You’ll need:

  • Completed Clark County building permit application
  • Site plan/plot plan (with lot dimensions, setbacks, existing structures)
  • Construction drawings/plans (sealed, as required, for additions / structural work)
  • Contractor license / Architect / Engineer info (if applicable)

Step 2: Determine permit type/eligibility

Check if your project qualifies for a Simple Online Permit (fewer documents, simpler process) or if a full plan review is needed. Identify all jurisdictions/departments involved (zoning, fire, utilities), depending on the work.

Register/log in to the Clark County permit portal. Select the correct permit type (building, electrical, plumbing, mechanical, simple permit, etc.). Step 5: Final approval and permit issuance

Once your plans are reviewed and all departments approve, you’ll be notified. Pay the remaining fees upon receiving your permit. You are required to visibly post the permit at the job site.

Step 6: Begin work & schedule inspections

You can begin work after the permit is active. Additionally, schedule required inspections via the portal (foundation, framing, MEP rough-ins, final, etc.).
